Home-builder CRM is a new-home sales desk: prospective buyers, model-home traffic, lot and community interest, design-selection stages, realtor relationships, and a long handoff from sales counselor to the build team.
Small-contractor estimate-to-dispatch work stays on CRM for contractors. Restoration claims stay on CRM for restoration companies.
The new-home sales cycle (not a construction bid)
- Capture with community context. Walk-ins at the model, website registrations, realtor registrations, and paid leads should land with community, lot, plan, and source — not as a nameless “web form.”
- On-site sales counselor / OSC routing. Round-robin or first-to-claim at the welcome desk. Lasso’s lead-management page documents capture, OSC/round-robin, drip, and appointments as the sales-office job.
- Showing and model-home visits. The appointment is a tour, not a contractor estimate. Follow-up after a Saturday open house is a different cadence than a same-week HVAC quote.
- Lot, plan, and design-selection stages. Interest in a homesite, a floor plan, and later structural/design options must survive as objects. Lasso documents floor plans and lots on the sales record. Buildertrend’s construction CRM is the sales-to-build OS once the contract is real — fence that job to construction when the bottleneck is the jobsite, not the sales office.
- Realtor / broker relationships. Co-op traffic and agent follow-up are a pipeline, not a one-off referral note.
- Contract through close. Deposit, construction-start dates, and buyer-care after close (warranty, reviews, referrals) are months, not a closed-won card that ends the work.
- Handoff from sales to build. Selections and promises have to reach the superintendent. That is where a sales CRM that cannot talk to a builder OS fails.
Lasso — new-home sales CRM (quote-only)
Lasso CRM’s public site and lead-management page describe a purpose-built new-home sales system: lead capture, on-site counselor routing, drip, appointments, and lot/plan context. Public sticker prices are not published; the purchase path is a quote. Choose Lasso when the buyer is a production or semi-custom home builder whose constraint is the sales office. It is the wrong default for a GC chasing bid invitations.
Buildertrend — when sales already lives with the build
Buildertrend’s construction-CRM / sales-process pages describe CRM Hub, proposals, and client communication connected to the job. Pricing is personalized (builder type, revenue, needs) — no sticker is quoted here. Choose Buildertrend when the same system must carry the buyer from contract into selections and the build. HighLevel — marketing around the sales office, not Lasso
HighLevel can run ads-to-CRM capture, SMS/email nurture, and calendars for a builder’s marketing team or an agency serving builders.
